In 2008 it became law in England and Wales that all properties either sold or let must have a valid Energy Performance Certificate (EPC) available to potential buyers and tenants at the first point of marketing.

We provide EPC's within 24hours as part of our marketing packages allowing you to get your property on the market as quick as possible without neglecting our commitment to high quality material.

The purpose of the EPC is to inform both home-owners, potential buyers and tenants of the energy efficiency of the property and its impact on the environment.

Properties are rated on a scale of A-G where an A rating is the most energy efficient.  The Certificate will also include recommendations on methods by which you can improve your home's energy efficiency helping you to save money and help the environment.

It is the responsibility of the home-owner to provide an EPC within 28 days of the property first appearing on the market or when it is advertised or otherwise communicated to the public or to a section of the public.  Failure to do say may result in fines for both the home-owner and Estate Agent marketing the property.

For more information on EPCs please see the Energy Saving Trust website and/or the Directgov EPC website.
